Two things need to be done on the MLS immediately!

#1 - Since no loans are available for Florida condos that are not over 50% owner occupied, that should be a priority on the MLS to show owner occupied levels of condo complexes because what’s the point if you don’t have a cash buyer no point to even look at it. How do you explain that to a client? I have a client with 20% down and 800 credit score but they cannot buy a condo. The only thing they actually have been saving up for……

#2 – Unless the Short Sale is already approved do not let Realtors post them on the MLS. They should have to send in paperwork to the lender and receive and answer prior to putting the property on the MLS! I have put in 3 offers for great buyers on Short Sales and have been waiting over 75 days to hear back on the offer it’s ridiculous. The listing agents only response is “Still nothing, sorry I’ll put another call in tomorrow.” I mean give me a break!
